Why Architects and Builders are Specifying EcoDesign Stoves in New Builds

With the UK’s push towards Net Zero and stricter Building Regulations coming into force, heating a new build property requires careful, strategic planning. For architects, property developers, and builders, the challenge is balancing environmental compliance with the aesthetic appeal that modern homebuyers demand. A living room without a focal point often feels incomplete, yet traditional open fires are no longer viable. This is exactly why highly efficient, EcoDesign 2022 certified wood burning and multifuel stoves are increasingly becoming a staple in new residential developments.

Historically, older wood burners were viewed by some planning departments as inefficient and detrimental to local air quality. Today’s EcoDesign models have completely flipped that script. Through advanced secondary and tertiary combustion technologies, modern stoves burn up to 90% cleaner than open fires and 80% cleaner than stoves manufactured just a decade ago. They significantly reduce particulate emissions (PM2.5), meaning the vast majority of these appliances are fully DEFRA-approved for use in urban Smoke Control Areas. For a property developer, this means you can offer the highly sought-after luxury of a real fire, even in a city-centre townhouse.
Ventilation and the Airtight Home
For modern, highly insulated homes, standard stoves can pose a distinct problem. New builds are heavily sealed to achieve top-tier EPC (Energy Performance Certificate) ratings. Because they are practically airtight, a standard stove can draw too much air from the room for combustion. This not only causes uncomfortable cold draughts as air is pulled through window vents, but it also conflicts directly with Part F of the Building Regulations regarding domestic ventilation.
However, the latest EcoDesign stoves circumvent this issue by featuring direct external air supplies. This means the stove draws its combustion air directly from outside the property via a dedicated, sealed duct built into the floor or wall. By operating independently of the room's air supply, the stove preserves the home’s airtight thermal envelope and ensures strict compliance with SAP (Standard Assessment Procedure) calculations.
Architectural Integration and Aesthetics
From a design perspective, a stove is no longer just a black box in a fireplace; it is a critical architectural feature. Modern twin-wall flue systems offer immense flexibility for routing, meaning architects do not need to build a costly masonry chimney breast. Instead, flues can be routed internally through ceilings or externally up the side of the property.
When designing the exterior elevations, the flue itself becomes a design choice. The visual contrast is vital: a powder-coated matte black twin-wall flue system provides a striking, modern architectural contrast against crisp, white, or light-coloured house rendering. Conversely, if the property features traditional natural slate roof tiles or dark cladding, the flue can be colour-matched to blend seamlessly into the roofline. Planners must also account for flue angles—Building Regulations dictate that bends should not exceed 45 degrees from the vertical. Designing the property with these angles in mind ensures a clean, sweeping flue route that maintains an optimal draw and allows for easy sweeping.
Working in Tandem with Heat Pumps
Finally, integrating a wood burning stove can act as the perfect secondary heat source, working in tandem with lower-temperature primary systems like Air Source Heat Pumps (ASHPs). While an ASHP is incredibly efficient at maintaining a steady, low-level ambient temperature, it can sometimes struggle to rapidly heat a space during a sudden, bitter cold snap. A stove provides rapid, high-intensity, localized heat exactly when it is needed.
By specifying high-efficiency wood and multifuel stoves early in the design phase, builders can offer clients a highly desirable, carbon-neutral heating focal point without compromising the energy efficiency rating of the new build. It is the ultimate combination of traditional comfort and cutting-edge environmental compliance.
